• So you lost the home of your dreams to someone else. You may never know why. Maybe they offered more money or their terms were slightly better than yours. But it's not all bad news; in fact, there may be a silver lining here. You can ask the seller to accept your offer as a backup offer. It costs you nothing. You don't have to put out any money, yet you are in line to get the property if the current buyer falls out. Plus, sellers love backup offers because it puts pressure on the accepted offeree to close the deal quickly, knowing that there is another buyer standing in the wings hoping to take center stage.

I have won big in backup situations where there has already been an inspection and the house falls out because there are problems that the buyer can't handle. Or simply because the buyer was not able to get his loan. In this situation, I have the advantage of jumping in to save the day when the seller is now frustrated and just wants to sell and get out. It puts me in a

  • Attention house hunters! Don't change your financial picture right before a home purchase!

While you are seriously home shopping, don't make any big purchases on credit. Don't buy a car or purchase an expensive vacation. Any significant purchases will alter your financial picture, and the banks don't like to see sudden changes just before issuing you a loan.

Be aware that positive changes -- such as paying off balances on all your credit cards -- are exactly the kind of financial moves you should be making, but these won't immediately show up on your credit report. It may take months for those newly low balances to boost your credit scores. So plan ahead -- even once the bank has run a credit check and you have been approved, they may decide to do a final re-check.

Wait to make any big financial moves until after you own the house you have your eyes on.

  • I just wanted to write because I am so frustrated. My son has been extemely ill for about 1 1/2 years. No one seems to be able to solve the problem of his seizures and losing consciosness. He has been hospitalized at least 5 times in the last year.

He has missed a great deal of work due to his illness. He was just off for about a month again. Because of these issues he hasn't been able to keep his bills up. His landlord has been pretty patient but he needs his rent money. He is currently 3 months behind. If not paid in 7 days the landlord is going to evict him.

He tries to work when his health allows but it just isn't enough. He is married and has 2 children. His wife works but at a low wage job. He has two daughters, one 11 and the other 5. The oldest daughter came to live with him late last year when she was abandoned by her mother.

She is the sweetest little girl but is having several problems adjusting and gets so scared when her dad gets sick because she is worried about what

None is a day over 40, with a couple of notable exceptions: We've added a "Super Woman" category to celebrate women of any age who made their mark on 2012. But their accomplishments speak for themselves...

  • It is so hard as a writer to find your niche. I seriously think you could spend a lifetime and not know what exactly it is unless you are shown how to find it. After taking numerous classes and reading many articles on the process of finding your niche, I think I've finally found mine. I knew it couldn't be just blog posting and photography. There had to be another special genre that I was missing.

I found out not too long ago that my grandmother had told my mother that she thought I would be the next Erma Bombeck. I guess as a child, I must have made some dry, witty, or sarcastic comment that lead her to this conclusion. Wonder why she would think that? So I decided to investigate. I, personally, have never read any of Erma's books. She apparently passed away in 1996 at the age of 69. Erma, why didn't you live longer so you could give me some pointers?

Money is very tight in this household right now so running to a chain bookstore with my 1979 Plymouth Volare is not an option. I

  • WHY COULDN'T I USE "BU HAO YI SI" in THIS SITUATION when USING MANDARIN?

madarinmadarinBeing a mandarin teacher in shenzhen,I could always hear my lovely

oversea students say"Bu hao yi si" rather than "Dui bu qi", whenever

    they want to express "sorry".
Hmm...Well, yes, most of the time they have almost the same

    meaning.but,there are some differences.
Now look at the picture above. If you are breaking up with a

girl.REMEMBER,DO NOT USE "BU HAO YI SI" instead of using"DUI BU QI".The

latter one may break her heart, but the first one, however, may break your

    own head!

    Why?
The reason is that,Buhaoyisi may deliver a potential feeling of "Let's

keep the distance for some reason!"And, the "some reason",are easily

taken by strangers as"politeness" but by people who are familiar with you, however, as "you are now disgusting".
AND,if you use it in a very sarcasitic tone[or the ones may be supposed

    to be sarcastic]...
WHEN YOU HAVE FOUND YOUR EX-GIRLFRIEND SUDDENLY TURNED INTO AN ANGERY

    DINOSAUR...
    IS THERE ANY
