Home upgrades that don't pay off

Five renovation projects that experts say just aren’t worth your time (or money).
  • Home office: “If you convert a bedroom into an office, your home will be listed as having one less bedroom―big mistake,” says CNN’s Gerry Willis. Barbara Corcoran, founder of the Corcoran Group, a Manhattan real estate firm, agrees: “People try to envision a room for little Jenny but can’t make the leap past your piles of messy papers.”
  • Concrete patio: “It’s almost guaranteed to crack,” says Corcoran. “And there’s no good way to repair it. Plus, it reflects light, causing a harsh glare.”
  • Green marble counters: Steer clear of boldly colored finishes and materials. “Loud patterns can be off-putting, so don’t do anything radical,” says Vern Yip, a designer and the host of HGTV's Deserving Design. “If you’re going with granite counters, choose solid black.”

  • Tennis and basketball courts: Not everyone is a sports fan, and these eat up large amounts of yard space.
  • Wall-to-wall carpeting: “It’s a personal choice that likely won’t appeal to the majority of buyers, especially if it has stains on it,” says John Gidding, a designer on HGTV’s Designed to Sell.

    Great information. I have a very small 4th room with a closet. We use it as a computer room, but the guy who just appraised our house said we should call it a 4th bedroom. I thought that was kind of sketchy eventhough the room has a small closet.

    I disagree with the carpets as long as they are in good shape and look nice. A carpet adds insulation to your floors which lowers your heating bill, something we could all use right now.

    I also disagree with the "wall to wall carpeting" - if it's a personal choice then how can you say it won't appeal to the majority of buyers? You are at that point generalizing. And carpet is so easy to have removed or replaced - it's not a major deal breaker.

    Instead of a concrete patio - paver brick patio is a better alternative.

    Also, a deck doesn't pay off either - especially if it is not made of matienance free material and can allow animals to live underneath.

    Wall-to-wall? If its a flamboyant color maybe, but something neutral shouldn't matter to much.

    Clean like-new carpeting in a neutral color is a plus.

    Maybe the wall-to-wall thing was referring to the entire house? In that case, I can certainly agree that carpeting along the entire floor, including bathrooms and kitchens, would be off-putting, at least to me. However, I think in one or some rooms, it'd be just fine as long as it's nice.

    I watch HGTV all the time and all of these house hunting shows. Buyers always make a big deal over wood floors. They DO NOT make a big deal over your clean wall-to-wall carpet. Your house is worth more with the wood floors. If you like carpet, fine, but pull it up to show that wood when it's time to sell. Wood floors sell quicker and for more money. I'm not knocking carpet-I've had it all my life. I like it, but having your house be comfortable to live in is not the same as having your house being ready to sell.

    Hold on, Sherry, on those HGTV shows OF COURSE the people they show are

    going to say "we like wood floors". The editors/writers are NOT going to

    leave in the negative comments. They spend an entire weekend tearing out

    carpet and then a visitor (or several) walks in and says "Oh, I would've

    preferred carpet" or "I hate wood floors- too much maintenance"? Such

    footage will NOT make it into the final cut.

    The designers on those HGTV shows have, for the most part, a snob aes-

    thetic. Anything middle-class is pooh-poohed. Carpets- including per-

    fectly fine ones- are ripped out in favor of wood, ceiling fans are

    removed in favor of chandeliers (even in the bedroom), TV's are removed

    to create "sitting rooms" (yeah, I really have a use for THAT).

    I certainly hope that you don't really take one particular show, "De-

    signed to Sell", too seriously. In this show they brag how a home is

    magically transformed into a much higher valued property "on a $2000

    budget". But that's MATERIALS. In the show no fewer than five PROFES

    SIONALS (carpenter, plumber, painter, electrician, designer) swoop in

    and give their services COMPLETELY FREE. Wouldst that any of us have

    such miracles available. The total cost of hiring such people would

    exceed $10,000 easily. Not to mention the massive disruption it would

    entail. And the gain is marginal. Spend $10000 to increase the value

    $11000? I'd rather spare myself the sweat and aggravation.

    Moral of all this? If you want to sell your house, keep it maintained and clean, put the clutter in a storage unit, etc. Common sense.

    I miss having carpet, but the beautiful tile in my place was part of the reason I fell in love. It looked so polished and elegant.
